Individual Leases

Individual leasing means peace of mind for you. Your financial responsibility is only for your student’s space unlike many apartments or rental houses where a joint lease is signed. If a roommate transfers to another school or moves out of Warehouse and Factory for any reason, you do not have to worry about having to cover their portion of rent. This is just another reason why Warehouse and Factory is your student’s best housing option!

On-site Professional Staff

Warehouse and Factory has a full Community Assistant staff that lives on-site and is able to help your student 24 hours a day. The leasing office at Warehouse and Factory is where your student can fill out maintenance requests, pick up packages, and get any other need met. Our maintenance staff will respond to your student’s maintenance issues quickly and professionally. Warehouse and Factory offers 24 hour emergency maintenance as well so that your student’s comfort is not affected.

Affordable Floor Plans

Warehouse and Factory has a variety of spacious floor plan options so your student will easily be able to find one to suit their needs. We have studio, one bedrooms, two bedrooms, three bedrooms, and four bedrooms. They can share a bathroom or have their own. Your student’s rent includes cable, internet, a 55” smart TV, furniture, access to the Warehouse and Factory amenities, and so much more! Fully Furnished

Roommate Matching

If your student does not have a roommate in mind, we can find them one! We will have them fill out a roommate matching sheet so we know what they are looking for in a roommate. During the summer, we will spend weeks looking at these preferences and matching them up with the best person we can find!

Resident Events to Keep Students Involved

While the main focus of your student’s college career will be about graduating and getting a fulfilling job, they also need to have fun along the way. At Warehouse and Factory, your student will create life-long relationships and connections that will make them even more successful. Our Community Assistant staff plans monthly resident events to get them involved. Warehouse and Factory has featured everything from Barbeques to Pool Parties. One thing is always certain: events mean free food for the residents and the opportunity to make friends and win prizes! We will also keep our residents connected to on-campus and community events so they don’t miss anything! We want your student to succeed, and that’s why we thought of them while designing Warehouse and Factory as a Living-Learning environment!

Frequently Asked Questions

What is included in the rent?

Your rent includes cable, internet, water, and 55” Smart TV. You will also have access to our amenities, which include: free use of our spa pools, business center with free printing, updated gym equipment and game room, as well as our sun deck with grilling area, clubhouse with TV lounge, and coffee bar.

Do you have a roommate matching system?

Yes. While Warehouse and Factory can never guarantee a "perfect match," all residents fill out a profile to help us put together the likeliest compatible matches. Remember; the sooner you sign your lease and the more thoroughly you fill out your profile, the more options you have and the better chance of us finding someone that works well with you.

When is my rent due?

You have three installment payment options to pay the entire amount due under the lease – one installment, two installments, or twelve installments. If you choose to pay a single installment for the entire amount, that single installment is due August 1. If you choose to pay in two semester installments, those installments are due August 1 and January 1. If you choose to pay in twelve installments, the first installment is due on August 1 and the remaining eleven installments are due on the 1st of the next eleven months. Please note that these are all installment payment options and not monthly rent.

How do I pay my rent?

We accept in office payment via check or money order, or you can pay with a credit card online through the Resident Portal.

Do you allow pets?

Yes, Warehouse and Factory welcome cats and dogs. We require a pet addendum signed by all residents in the apartment and a non-refundable per fee of $300 and a monthly pet rent of $25.

Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?

Renter’s Insurance is required. We are not liable in any form for any damage incurred to a resident's personal belongings throughout the course of the contract period. We highly recommend that residents contact a homeowner's insurance agent to learn more about renter's insurance.

What if I have a change of plans at the end of fall and don't return for the spring semester?

The only way to be released from your contract without penalty mid-lease term is to find a resident replacement. The replacement must fulfill all of the same rental criteria including student status, lease guaranty, background & credit checks. There is also a resident replacement fee of 85% of your highest month's rent. Call the office for more details.

What if I need maintenance in my room?

Residents can place maintenance requests in person, by phone, or online. If it is an emergency, please let us know as soon as possible.

How do I receive packages?

Your mail will be delivered to your apartment’s mailbox located on Warehouse and Factory’s property. If you receive a package that doesn’t fit in the mailbox, you will receive instructions from the carrier to pick up from the onsite office with a valid photo ID. Some carriers may deliver to your apartment door.

What kinds of events do you have at Warehouse and Factory?

Events vary depending on the month! Warehouse and Factory has featured everything from Barbeques to Pool Parties. One thing is always certain: events mean free food and drinks for the residents and the opportunity to make friends and win prizes!

Are leases for families with children available?

Yes. The property’s policy is included here for family occupants with a child(ren) under the age of eighteen (18) who is domiciled with (i) at least one parent, legal guardian, or another person having legal custody of the child under the age of eighteen, or (ii) the designee of such parent or other person having such custody, with written permission of such parent or other person. For family households with children, all household members age eighteen (18) or older must: (A) complete an application, and (B) sign the lease as a Resident. For family households with children under the age of eighteen (18), at least two (2) people will be permitted to occupy a single bedroom. If a family household with children under the age of eighteen (18) requires additional occupancy per bedroom, additional occupants may be allowed on a case-by-case basis based on factors including, but not limited to, the size of the bedroom(s) and unit, age of the children, configuration of the unit, any physical limitations of the property, and local occupancy codes. If the child occupant reaches eighteen (18) years of age during the term of the lease, the lease will be allowed to complete its term, but renewal will only be offered in compliance with the occupancy policy as stated. Child occupants who are under twenty-four (24) months at the time the lease is signed will not be counted under the occupancy policy for purposes of maximum occupancy but will be counted for subsequent leases if they reach the age of twenty-four (24) months during the term of the lease. The Landlord has the right to lease any empty bedroom(s). Families should contact the office directly regarding the application for family households, as this process varies from individual leasing and the required forms are not all available electronically.
